TENANT LAW COMPLIANCE MANAGEMENT
We will audit your existing management process and give you our compliance recommendation in writing within 7 days of onboarding. As laws change we will keep you in the loop through notifications and annual audit review.
ACCESS TO PRE-NEGOTIATED VENDOR RATES
As we grow, we use the scale of our collective bargaining power to negotiate special rates with our proffered vendors. Our property management customers have direct access to this vendor list and can select their vendors of choice for various tenant related issues. We do not earn a commission from vendor services and will remove vendors from our " Proffered Vendor" list if a high level of satisfaction amongst our customers is not maintained. Our "Suggest a Vendor" feature allows our property management customers to suggest their choice vendor for our landlord community to use.
TENANT ACCESS TO A PROPERTY MANAGER
Tenant will have access to a dedicated Property managers to answer questions during normal business hours. You assigned property manager is your representative and a buffer between you and your tenants. Our property management team is trained to be firm but polite and to document all communications. All calls with our property management team are recorded and filed away under your tenants profile.
PROBLEM RESOLUTION
It has been our experience that having an intermediary involved in the resolution process gives the owner the ability to step in and "change coarse" if necessary. It is difficult to do so when you are dealing directly with the tenants and your are the final authority in the decision cycle. Our property managers will speak directly with your tenants and help enforce lease terms documenting and resolving issues without owner escalation when possible.
HPD PROPERTY REGISTRATION MANAGEMENT
Its is a NYC requirement tat all non owner occupied properties be registered with HPD. Failure to properly register your building can result in fines and more importantly prevent you from evicting a tenant. This registration must be renewed on an annual basis. We will make sure that you building is properly registered and registration is renewed when appropriate.
* Registration fees charged by NYC are the owners responsibility.
311 DOB AND HPD 24/7 COMPLAINT MONITORING
HPD,DOB,ECB AND DOH VIOLATION MANAGEMENT
Failure to get ahead of violations will result in significant penalties. We will refer all new violations to your pre-selected vendor in a timely manner and follow up on their resolution. Our office will help you certify HPD violations once the underlining problem is resolved.
DAILY WATER USAGE MONITORING
Water leaks cost more then most owners realize. A running toilet in a 2 family home can cost as much as $3 per day or nearly $1,000 a month. The problem is that often tenants do not report running toilets as they are not aware of the cost. Our office will use our proprietary system to monitor your water usage on daily basis and escalate any unexpected increase in usage to the appropriate vendor.*
*This feature requires that your home is equipped with the DEP required AMR meter.
MONTHLY SITE VISITS
In person property visits on a monthly basis are very important. Tenants need to know that their activities may be monitored and visiting your property on a consistent basis will serve to prevent many costly problems. Unregistered vehicles are considered a fire hazard and may earn the property owner hefty fines from the Department Of Buildings as well as Department Of Health. Our staff will visit the exterior of you property on a monthly basis and record any violations of lease such as; Swimming pools, unregistered vehicles, trampolines and animals. We will escalate any infraction of your lease term as well as make recommendation as to negative change in property conditions.
FULL RECIEVABLES AND PAYABLES MANAGEMENT
We will receive all rent payment in our name and make any requested payment to vendor on your behalf. at the end of each month the remaining balance less required minimum account balance will be remitted to the property owner. At the end of the year we will furnish your accountant will all necessary income and expense records.
PROGRAM TENANT CONCIERGE SERVICES
With more than 15 years of experience with program tenants management, we understand that tenants whos rents are subsidized require special attention and assistance with problem resolution. If a tenant does not recertify with their section 8 program or comply with the various HRA assistance requirement the assistance payment to the landlord will cease. Our staff will assist your tenant with reaching a resolution with their program manager, and notify you if we feel that a solution is unattainable in a timely manner to evaluate other options.

NEW CUSTOMER (LANDLORD) ONBOARDING FEE
$199 One time charge
Our goal is to automate our responses to common problems and do so seamlessly. Our onboarding process insures that your tenant complaints and issues are addressed in a matter which agrees with your personal business goals, and we address these concerns in an automated way.
In order to achieve this goal, upon signing up for our services each customer undergoes a property management audit. Our audit will determine what areas of proper property management is being addressed and where improvement if any can be made.
The onboarding and audit process is very time consuming on our end, and our company incurs a cost which exceeds the $199 amount charged. Your payment of our onboarding fee is your way of financially committing to our services and allows us to feel comfortable with committing our resources toward your onboarding. Charging a small onboarding fee allows us to remain a contract free operation.
NEW TENANT ONBOARDING FEE
$99 One time charge
When your tenant moves out of your home, a process must be enabled on our end which involves inactivating the tenants account from our system and and if needed referring their information to collections. Additionally this fee also covers the cost of placing a new tenant into our system and inputting all there information. If a tenant is sourced through RentMaster then much of the required information about the tenant will already be in our system and we will waive any onboarding fee.
NEW PROPERTY ONBOARDING FEE
$99 One time charge
We hope that with the help of our platform you Real Estate holdings will continue to grow. As a new rental property is purchased it must again go through an onboarding process where you instruct us on how we should handle calls and issues. All of our processes are "property specific" and allow for the owner to have different instruction for different properties. Adding a new property is time consuming and a $99 fee is charged to help offset the cost of performing this task.
OPTIONAL SERVICES
IN PERSON HOURLY RATE
$50 per hour
Sometimes situations arise where you may need one of our staff members to appear in person to resolve an issue. We will meet inspectors, appear in court, perform inspections and do what needs to be done to help alleviate the need for you to attend in person.
We bill our property owners on a per 30 minutes basis and round up or down to the nearest 30 minutes. Time starts from the moment our staff leave our office and stops the moment they return. If we leave our office at 9:00am and return at 10:35am you are billed for 1.5 hours , however if we leave our office at 9:00am and return at 10:45am you will be billed for 2 hours.
Our office is located in the center of the North Shore of Staten Island and we are typically within 15 minutes of any North Shore property under normal traffic conditions. It is for this reason that we prefer not to offer this service in other boroughs as we can not assist you in a cost efficient manner.
All of our vehicles are equipped with GPS tracking to insure proper billing and audit performance.
VACANT UNIT SQUATTER PREVENTION SERVICES
$100 a month, per building.
Our Staff will visit you vacant unit at least 1 X within a 2 week period. This charge is per building and NOT Per unit, therefore if you have multiple vacant units in a home you will only be billed the $100 per building. Please refer to our explanation of this feature for more details.
CASH TENANT LEASE RENEWAL/ RENT INCREASE
$150 per lease
We will reach out to your non program tenants to ask them to renew their lease and make arrangements for them to execute the lease document. We will explain changes in rent amount and any other change in lease terms. Often multiple follow up calls are required until the lease is actually executed, however our fee is fixed. We require a 50% deposit upon the start of this process and can not guarantee that your tenant will cooperate. In the event that your tenant does not cooperate you will not be charged the remaining 50%.

PROGRAM LEASE RENEWAL / RENT INCREASE
$500 per lease
Renewing the lease for a program tenant is a much more involved process. For programs such as Section 8 this process takes months to complete and often requires a lot of follow up with the tenant and housing authority. We will reach out to your program tenant to ask them to renew their lease and make arrangements for them to execute the lease document. We will explain changes in rent amount and any other change in lease terms. We require a 50% deposit upon the start of this process and can not guarantee that your tenant or program administrator will cooperate. In the event that your tenant or program administrator does not cooperate you will not be charged the remaining 50%.
